We buy assets we expect to own for a decade or more. Time is our primary source of edge — we don't need to sell to be right.

Every deal is stress-tested against a bearish base case. If it doesn't work with conservative assumptions, we pass.

We back proven operators and provide the balance sheet, patience, and structure they need to execute without pressure.

What we look for.

A tight box that we say no to often — because saying no is the job.

  • Asset types

    Multifamily, industrial, retail, mixed-use, and select operating businesses.

  • Check size

    $2M – $25M per transaction; larger through partnership.

  • Capital solutions

    Direct equity, joint ventures, preferred equity, balance-sheet loans, and co-investments.

  • Geography

    Florida, with emphasis on the Gulf Coast and central Florida corridors.

  • Hold horizon

    10+ years. Permanent capital by default.

  • What we avoid

    Merchant-model flips, ground-up spec at cycle peaks, and misaligned promote structures.
